1. If you schedule and attend a "private showing" of a house with a seller’s agent, that agent WILL "claim" you as "their" buyer, and it's too late for you to choose an Exclusive Buyer Agent (EBA) to fully represent you! 2. When you, the Buyer, are "claimed" by the seller's agent, you can be "represented" either by the seller's agent, as a Dual Agent, or by another agent in the same real estate brokerage, as a Split Agent! 3. According to Ohio law, Buyers do not have to consent to Dual Agency or Split Agency. According to Ohio law, a seller's agent MUST tell their seller HOW MUCH a Buyer is willing to pay! 4. If you visit an Open House, and if you tell the seller's agent that you are "not working with any agent or Realtor," the seller's agent can "claim" you as "their" buyer, to "represent" both you AND the sellers! 5. Before visiting New Homes, you should contact your Exclusive Buyer Agent. If you visit a New or Model Home without your agent, the builder's salesperson-agent can "claim" you as "their" buyer! MOBILITY Magazine: "Only by using an exclusive buyer agent can a buyer be sure all information is kept confidential. Only an exclusive buyer agent can give the buyer an objective, experienced opinion of the homes viewed to ensure the buyer gets the right home, in the right location, at the right price." SPECIAL
